The Changing Landscape of Student Loans

The student loan system is currently undergoing significant changes with potential impacts for both current and future buyers. These changes stem from a variety of factors, including legislative proposals and ongoing policy shifts related to repayment and forgiveness programs.

The US Department of Education resumed collections of defaulted federal student loan portfolios on Monday, May 5th 2025. They will move forward with notifying and begin the process of collections on consumers who have NOT...

- Made a payment to their delinquent student loans

- Enrolled in an income based repayment (IBR) plan

-Signed up for a rehabilitation program

This means that roughly 15% of consumers with student loans are going to have collections with their servicer and it will be reported to the credit bureaus potentially lowering their scores. This could and more than likely will prevent buyers from buying a home unless they enter into a rehabilitation program which can take 3 months or longer or arrange to make payments or an IBR plan .

Consumers have started to receive email notices from the Department of Treasury's Offset Program notifying them of their defaulted loans and the risk of collection. A Debt Resolution website has also been set up that will guide them on next steps to avoid collections (please email me if you would like the link). It is incredibly important for buyers and parents of buyers to start the process of repayment, IBR or rehabilitation.

The potential changes could have an impact on buyers credit and home buying journey in the future.
